Site Acquisition

We understand the critical nature of Site Acquisition projects, and manage each assignment in a professional, expeditious and cost effective manner while meeting the objectives of our clients.  We provide information that is complete, accurate and timely, and we explore all possible options for each search.  We have extensive experience with all types of sites including stealth installations, water tank attachments and rooftop applications.

Permitting

We work closely with local zoning authorities to secure their support early in the process.  We are sensitive to community concerns about towers, and we take a long term view when recommending sites to our clients.  We find creative solutions to searches in sensitive areas, and we give priority to collocations where possible.  We avoid controversial sites that are likely to generate significant, negative publicity for our clients.

We understand the critical timelines of our customers and work diligently to expedite the workflow so that they can meet their targets.  We develop and follow an ongoing marketing program to maximize new leasing opportunities.  We are effective at finding common ground and closing transactions for our clients as shown by our track record over the past 30 years.

Management

Varner Commercial has a comprehensive calendar of tasks, reports and inspections to maintain a consistent operation.  Tenant satisfaction is extremely important, and we correct issues as quickly as possible and deal with emergencies immediately.  We prepare detailed budgets and strive to anticipate all costs and needs so that we provide predictable performance.

Dean Varner

Dean has over 30 years of experience in the cell tower industry, to include site acquisition, development, permitting, leasing and management. He has been actively involved in the commercial real estate industry since graduating from the McIntire School of Commerce at the University of Virginia in 1989 with concentrations in Finance and Management. In 1996, he formed Varner Commercial Property Consultants to provide top quality advisory services as a pioneer in the emerging cell tower industry. Varner Commercial has successfully concluded over a thousand projects on behalf of their extensive client list. Dean also founded Primus Multifamily, a full-service multifamily investment and management firm, and has generated market leading returns for his investment partners since 1997.

Jason Groseclose

Jason has almost 30 years of experience with the management, construction and leasing of cell towers assets and has spent his entire career in the Tower Industry since graduating from the College of Charleston in 1997.  He spent the first 20 years of his career working for American Tower Corporation primarily as a Marketing Account Manager and as a Project Manager.   As Marketing Account manager, he was responsible for managing and marketing over 800 tower sites throughout the Southeast.  As a Project Manager he managed a team that oversaw the initiation and completion of over 1,000 new towers and antenna upgrades.
